MULTI-FAMILY DEVELOPMENT

Adaptive Reuse of Former Nursing Home to Contemporary Luxury Living

  • Conversion of 210-bed nursing home closed in 2020

  • Adaptive reuse into 80 studio and one-bedroom apartments

  • Interior and exterior upgrades to modernize appearance and function

  • Site improvements to enhance circulation and add parking

  • Project designed in coordination with neighbors and municipal staff

Project Summary

This adaptive reuse project transformed a shuttered 1960s-era nursing home into a modern 80-unit multi-family residential building. The project aligned with the zoning ordinance’s purpose to encourage and preserve multi-family housing, while also revitalizing a key parcel adjacent to Weymouth Landing.

Legal Strategy

DTM Attorneys Scott Golding, Mark Tocchio, and Jeff Tocchio worked closely with Town officials and neighbors to address concerns related to site circulation, visual impact, and neighborhood compatibility. Attorneys obtained necessary zoning relief, including variances and a special permit from the Board of Zoning Appeals. The team also successfully brought suit against an abutter to resolve a property encroachment that was interfering with construction activities.

Outcome

The project preserved and repurposed an underutilized property into much-needed housing, adding vitality to the neighborhood and bringing new investment to a gateway location near Weymouth Landing.
