Project Vision

Located on a prominent stretch of coastline, the client sought to unlock the development potential of two historic oceanfront parcels encumbered by private septic limitations dating back to the 1970s. The goal: obtain permits to support construction of a signature residence with unobstructed views of Hingham Harbor and World’s End, while also creating and monetizing a separate buildable lot.

Legal Strategy

DTM Law Attorneys Jeff Tocchio and Scott Golding guided the property owner through a complex Land Court redivision to reconfigure lot lines and resolve legacy title and septic issues. The firm coordinated closely with engineers and environmental consultants to structure a path forward that met contemporary septic, conservation, and planning standards.

The project required successful navigation of multi-agency approvals, including the Hingham Board of Health, Planning Board, and Conservation Commission. DTM Law devised and executed a tailored land use strategy that preserved the coastal character while maximizing the property’s utility and value.

Outcome

The project resulted in the creation of a striking, custom-built residence with sweeping oceanfront views, along with the creation of a surplus waterfront lot—later sold for $8 million.
