Development of multiple undersized Highway Transitional (HT) zoned lots adjacent to an existing commuter rail station to a modern mixed-use building.
Strategic Legal Planning
DTM Law worked closely with the client and city Planning Department to integrate the proposed project opportunities into a newly proposed Commercial Corridor Overlay District (CCOD). The initial community benefits included restoration of significantly damaged wetland resources and the elimination of multiple, unregulated curb openings on a state highway.
Outcome
The client developed a 5-story, 153-unit residential project, with 7,000 square feet of commercial/retail space branded as “The Aeronaut.” The project served as proof of concept for the CCOD, setting the stage for broader implementation of the district across the city. The project introduced valuable transit-oriented housing while driving new tax revenue growth for the city.
