Project Vision

DTM Law represented the developer of Previte’s Marketplace in Hanover, Massachusetts, in the redevelopment of the former Sylvester Company property. The 3.6± acre site was created by combining multiple parcels, including a two-story post-and-beam wooden barn and several adjacent commercial structures. The project involved relocating and refurbishing the historic barn and constructing additions to form a single 30,000± square-foot multi-use commercial building. The redevelopment accommodates the second location of Previte’s Marketplace—a multi-generational family market—along with restaurant and retail space for a variety of specialty vendors including a butcher, deli, produce, seafood, coffee, ice cream, beer, and wine.

Legal Strategy

Attorneys Jeff Tocchio and Scott Golding led the permitting effort, guiding the project through a comprehensive and multi-jurisdictional review process. DTM Law secured Special Permits and Site Plan Approval from the Hanover Planning Board, Board of Health approval for a new on-site septic system, and Conservation Commission authorization for work within regulated resource areas. The firm also handled the acquisition and transfer of a liquor license with the Hanover Select Board and the Massachusetts Alcoholic Beverages Control Commission (ABCC). In addition, DTM coordinated the filing of an Environmental Notification Form (ENF) and secured a Certificate from the Massachusetts Executive Office of Energy and Environmental Affairs, as well as a Vehicular Access Permit from MassDOT.

Outcome

The project received all necessary local and state approvals and is now home to a vibrant commercial hub that blends historic preservation with modern retail and dining. Previte’s Marketplace anchors the development and extends the family’s tradition of high-quality food offerings in a revitalized and accessible location that enhances community amenities in Hanover.
