Project Vision

On the 244-acre Pembroke Country Club property, the project preserves the existing golf course while introducing 172 age-restricted housing units clustered to minimize environmental impacts. A new 25,000± SF clubhouse and function facility complements refurbishment and interior reconfiguration of the existing 30,000± SF clubhouse—adding a modern pro shop, event space, and guest suites. Together, these elements create a seamless integration of senior housing and enhanced golf amenities, maintaining the club’s character and natural open space.

Legal Strategy

DTM Law represented the regional developer throughout planning and permitting. Attorneys Jeff Tocchio and Scott Golding led a collaborative process with town officials, consultants, neighbors, and technical experts to refine site design, address environmental and traffic concerns, and preserve key natural resources. The team secured all required approvals—including site plan review, zoning relief, Conservation Commission filings, and any necessary state permits—by coordinating public hearings, responding to abutter feedback, and ensuring compliance with local bylaws and environmental regulations.

With local and state permits in hand, the project advances to construction, preserving the Pembroke Country Club’s signature golf course while delivering 172 thoughtfully designed, age-restricted homes and upgraded clubhouse facilities.
