Project Summary

This Chapter 40B project transforms a successful yet outdated extended-stay hotel into a fully renovated 130-unit housing complex. Located near major roadways, schools, employers and retail areas, the property was in direct competition with new hotels and faced a major investment requirement. The project offers both affordable and market-rate housing options in a walkable, transit-accessible neighborhood. A total of 33 apartments will be available to qualifying affordable households, and residents will have access to new shared amenities, including a co-working lounge, laundry facilities, common gathering areas, and green space.

Legal Strategy

DTM Law Attorneys Jeff Tocchio and Scott Golding worked closely with local officials—guiding the Town through its first Chapter 40B project in over a decade—and collaborated with regulatory agencies to permit this innovative reuse. The firm secured a Comprehensive Permit from the Zoning Board of Appeals and an Order of Conditions from the Conservation Commission.

Outcome

With local approvals in hand, the developer is now pursuing financing and construction. The project supports the Town’s efforts to reach its affordable housing goals under Chapter 40B while delivering quality rental housing through sustainable redevelopment of a vacant property.
