Project Vision
This project converted a 5.6-acre undeveloped parcel into a combined commercial complex featuring a 90,000 SF CubeSmart Self Storage warehouse and a 20,000 SF ready-to-fit building leased to a regional cheer and tumbling academy. By collocating secure storage and indoor recreation, the development efficiently addresses local market demand while activating previously vacant land.
Legal Strategy
DTM Law represented the landowner through the multi‐level permitting process. Attorneys Jeff Tocchio and Scott Golding led coordination with the Planning Board, Zoning Board of Appeals, Conservation Commission and Board of Health to secure and modify all necessary local permits. This included site plan review, special permits for warehouse and indoor recreation uses, signage permits, and health department approvals for occupant safety and sanitation. The team managed public hearings, addressed abutter concerns, and ensured compliance with local zoning codes and health regulations.
Outcome
The 90,000 SF CubeSmart facility and 20,000 SF cheer/tumbling academy are built and fully operational. This successful development activates an underutilized site, creates new jobs, and provides valuable storage and recreational services to the community.
