Project Vision
On behalf of the new owner, DTM Law obtained permitting and approvals for modifications to a previously approved Downtown District mixed-use development on 4 acres of undeveloped land adjacent to the Cape Cod Canal. The revised project repositions the project as a high-quality, amenitized condominium, recognizing its premium location within the Downtown and adjacent to parkland and the Cape Cod Canal. The modifications reduced the total number of dwelling units from 167 rentals to 132 condominiums. The street-front commercial space was adjusted to align with market demand, and significant recreational amenities for residents were added, including a pool and patio area, with two-story clubhouse that overlook the canal.
Legal Strategy
DTM Law Attorneys Jeff Tocchio and Scott Golding worked with town officials and consultants to obtain permits and approvals from the Planning Board, Design Review Committee, Conservation Commission, Water Commission, and Sewer Commission.
Outcome
The modified project reflects an updated development plan that better leverages the locational attributes of the site, consistent with local review and permitting processes. Construction has commenced.
