Project Vision
The Wayfarer reimagines a 3.5-acre underutilized site—formerly occupied by a restaurant, arcade, and mini golf course—as a four-story, mixed-use development with 132 residential units, with 10,000 square feet of commercial and community space, structured and surface parking, elevated courtyard with pool, amenities and publicly accessible open space. Designed to create a public boardwalk along Nantasket Avenue, the project maintains critical view corridors to Nantasket Beach, Hull Bay, and World’s End, aligning with the goals of the Nantasket Beach Overlay District.
Legal Strategy
Attorney Adam Brodsky and Will Edes of DTM Law led the permitting team which secured a special permit and site plan approval and Order of Conditions from the Town of Hull, MEPA certificate, and various State permits and approvals. The project required extensive coordination with the Hull Planning Board, Hull Conservation Commission, Hull Town Departments, and various State agencies including Department of Environmental Protection, Department of Conservation and Recreation, and Department of Transportation. The complexity of the project demanded close collaboration with the client, architects, and engineering teams to meet both regulatory and design standards.
Outcome
The Wayfarer will transform a prominent coastal site into a resilient, accessible, and active mixed-use destination bringing new life, housing, and economic opportunity to Hull while preserving its iconic coastal views and character.
