HOSPITALITY

Luxury Boutique Hotel in Harvard Square

  • Comprehensive zoning, licensing, and historic approvals

  • Complex construction coordination of underground parking levels adjacent to MBTA Red Line tunnel

  • Full legal representation through development, operations, and sale

Project Vision

Hotel Veritas introduced a 32-room luxury boutique hotel to the heart of Harvard Square, blending high-end accommodations with timeless architectural design. Situated in one of Cambridge’s most iconic neighborhoods, the project was carefully planned to enhance the pedestrian experience while respecting the area’s historic character.

Legal Strategy

DTM Law, led by Attorney Jeff Tocchio, represented the regional developer through all phases of the project—from permitting and construction to licensing, operation, and eventual sale. The project required zoning relief from the Cambridge Board of Zoning Appeals, entertainment and liquor licenses from the City of Cambridge, and strategic engagement with the Cambridge Historical Commission, including the successful appeal of a denial to amend a Certificate of Appropriateness.

DTM Law also advised on trademark protection, secured construction financing, and negotiated key development agreements, including complex subsurface rights and structural coordination with the MBTA Red Line tunnel. The firm later negotiated the hotel operations contract and represented the developer in the property’s sale to the hotel group.

Outcome

Hotel Veritas has become a distinguished hospitality destination in Harvard Square. The project reflects DTM Law’s ability to manage complex urban development in highly regulated, historic, and transit-sensitive environments—providing seamless legal support from entitlement through asset transfer.
