Project Summary
This waterfront redevelopment will transform a former boatyard and marine railway into a boutique hotel overlooking Cohasset Harbor. The project includes eight guest rooms, public shoreline access, and resiliency improvements. Existing buildings will be raised or improved to meet floodplain standards, a new building will be constructed, and a new harbor walk installed to enhance public access and waterfront experience.
Legal Strategy
DTM Law Attorney Adam Brodsky led the permitting process, securing local approvals and will be guiding the project through a complex array of state environmental reviews. The project will require a Chapter 91 Waterways License from MassDEP, as well as MEPA review through the filing of an Environmental Notification Form (ENF).
Outcome
DTM Law obtained all necessary local approvals enabling construction of a flood-resilient boutique hotel and publicly accessible harbor walk. The project preserves water-dependent use, promotes non water-dependent use, improves shoreline infrastructure, and activates an underutilized harborfront site.
